The west end of the road
Dune Allen Beach is the first community you reach when 30A leaves Highway 98 at the western end, with Topsail Hill Preserve on one side and Oyster Lake and Stallworth Lake on the other. It was a beach town before most of 30A was planned, and the housing reflects that: mid-century cottages on the older streets, houses that have been added onto over several owners, and newer builds filling in the lots between them.
For HVAC work that mix is the whole story. On one street we are commissioning a variable-speed system in a house built last year; two doors down we are working out how to cool a 1960s cottage without gutting it. The equipment is the same. The judgement is not.
Two dune lakes and the Gulf
Dune Allen sits between salt water and fresh, and both send moisture inland. Dew points on this stretch hold above 70 degrees for most of the year, and houses near Oyster Lake and Stallworth Lake get very little of the drying breeze that the front-row Gulf homes get.
Salt does its work outdoors: pitted condenser fins, corroded line sets and electrical contacts that fail early, worst in the first rows off the beach. A rinse cadence matched to how close you sit to the Gulf, plus contact treatment at every service, is what gets a condenser to its expected life here.
Humidity does its work indoors. A system that short-cycles because it was sized by square footage cools the air without wringing the water out of it, and the house feels clammy at 74. That is the most common complaint we hear in Dune Allen, and it is a sizing and airflow problem, not a thermostat problem.
Older cottages and what is under them
Many of the original Dune Allen houses were built without central air and have had it added since, sometimes more than once. The usual findings on a first visit: an air handler squeezed into a closet with no real return, flex duct run through a hot attic or an open crawl space, and a condenser that replaced the previous one without anyone re-checking the duct system it feeds.
Those houses do not need a bigger unit. They need the ductwork sealed and supported, the return sized properly, and equipment chosen to match what the building can actually deliver. Where ducting is genuinely impractical, a ductless mini-split per zone is often the cleaner answer, and it preserves the house rather than compromising it.
Second homes and rental turnovers
A large share of Dune Allen is second homes and rentals, which means systems that run hard through a full-house week and then sit in an empty house. The mistake is switching the system off between guests. In this humidity a closed house climbs past 65 percent inside a day or two, and that is where mold starts on cool surfaces, in wardrobes and behind furniture on exterior walls.
Hold an empty house near 78 degrees with humidity under 60 percent. It costs less than most owners expect and it prevents the kind of problem that turns into a drywall job. We work to turnover windows, including weekends.

Dune Allen is a few minutes from our Santa Rosa Beach base, so a same-day visit is the norm rather than the exception. On any house here, and especially the older ones, we would rather spend the first visit measuring than selling: static pressure, temperature split, refrigerant charge, duct condition and return sizing. Equipment quoted without that is a guess.
Frequently asked questions
My house is cool but never feels dry. What is wrong?
Almost always an oversized or short-cycling system, sometimes with leaky ducts pulling humid attic air into the supply. A proper diagnostic finds which. The fix may be as simple as fan settings and duct sealing, or it may be right-sizing at the next replacement.
The cottage was built in the 1960s. Can it take modern equipment?
Yes, but the ductwork and returns usually cannot, and that is where the work is. We assess the duct system before quoting equipment, and we will tell you plainly if a ductless system would serve the house better.
How often should equipment this close to the Gulf be serviced?
At least annually, with rinses more often the closer you are to the beach. Comfort Club members get two visits a year, spring for cooling and fall for heating, scheduled by us.
